About the role

About the Position:

Reporting to the Leasing Team Lead, the Floating Leasing Consultant role provides leasing expertise to achieve sales and vacancy targets throughout an assigned portfolio of properties. Thriving in a fast-paced, entrepreneurial environment, and possessing strong sales and negotiation skills, they are eager to take on new sales challenges and work collaboratively with others to achieve success.

In addition to direct leasing efforts, the Floating Leasing Consultant (on case-to-case basis) may be assigned coaching and mentoring responsibilities for Leasing consultants within their assigned portfolio. This additional responsibility is provided selectively to add a leadership component to their role which is aimed at developing  the skills of high potential Floating Leasing Consultants for future advancement within the organization.

Key Responsibilities:

Sales & Leasing:

  • Achieves weekly/monthly sales and vacancy targets for an assigned portfolio of properties that may change over the needs of the business
  • With guidance from the Leasing Team Lead, coaches and develops assigned Leasing Consultants / team members
  • Identifies training and development opportunities for leasing team members, contributes to development plans in coordination with leasing team lead and assists the Leasing Team Lead in execution/delivery of the plans.
  • Diligently takes sales calls and emails, and follows up with qualified prospects, consistently overcoming objections, leading them through the sales process, and closing sales
  • Accurately completes all leasing administration tasks including updating leasing workflow for each prospect, processing applications, completing lease documents, and maintaining commission reports
  • Assists in maintaining Rent Ready reports for all assigned sites
  • Inspects vacant suites daily/weekly to ensure “Rent Ready” status is maintained
  • Maintains model suites ensuring all standards are consistently met
  • Participates in the development and execution of the leasing strategy for buildings in their portfolio
  • In conjunction with the Leasing Team Lead / Regional Sales & Marketing Specialist/Manager and other leasing team members, participates in conducting quarterly market surveys, including conducting mystery shop visits to competitors, providing recommendations to senior management
  • Schedules work week to efficiently meet the needs of the business, which may include performing activities on evenings and weekends
  • Coordinates and implements an active open-house program and other marketing initiatives as directed
  • When required, Floating Leasing Consultants will assist in other building administration tasks and other duties as directed from time to time

Job Requirements:

Education & Experience:

  • Degree/diploma and/or an equivalent combination of education and/or experience focused in sales
  • Exposure to leasing & sales in a multi-residential or other related industry asset class would be considered an asset
  • 2-3 years proven history of success in a direct sales environment
  • Experience in a sales or customer service role
  • Displays a genuine desire to help prospects in finding a new home
  • Ability to take initiative and to work independently as well as on a team
  • Flexible and adaptable to constantly changing needs within the organization
  • Must have a valid driver’s license and vehicle available for employment use in travelling between properties within assigned portfolio and to occasional regional meetings
  • Strong computer skills including Microsoft Office (Excel, Word) and Yardi would be an asset
  • Experience with Rhenti would be an asset

  • Has excellent interpersonal skills; ability to accurately listen, understand and respond appropriately
  • Ability to provide coaching and mentoring to leasing team members within the assigned portfolio.
  • Leads by example and seeks to improve performance of all leasing team members.
  • Ability to work and act independently using good judgment when assessing difficult situations
  • Self-motivated individual who is proactive, self-disciplined, takes initiative, is goal and results oriented and works independently and in collaboration with others without a lot of direction
  • Superior organizational and time management skills to multi-task/prioritize and work under tight timelines and meet multiple deadlines
  • Is an eager and dedicated learner; recognizes sales as an area of expertise with great depth of opportunity to learn and hone their craft
  • Excellent problem-solving capabilities
  • Superior attention to detail and accuracy and excellent follow-up skills
  • A professional demeanor with strong communication skills
  • Ability to speak other languages is considered an asset.

COMPENSATION

The expected annualized base salary range for this position is $50,000 - $60,000. The actual salary offered will take into consideration a wide array of factors including, but not limited to, the individual’s skill, experience, and relevant education or training.

Base salary is only one component of Hazelview’s competitive total rewards package.
